Here is something most homeowners never hear until the new AC is already sitting in the driveway: a new system can have different electrical requirements than the one it replaces.

Higher efficiency equipment, a different breaker size, an older panel already near capacity. Any of those can turn a clean install into a scheduling headache if your HVAC company has to stop and wait on a separate electrician.

There is one repair that usually ends the repair or replace debate on the spot: a failed compressor on a system past ten years.

The compressor is the single most expensive part of an air conditioner. Put a new one into aging equipment and you are often spending that money twice, because the rest of the system tends to follow within a couple of years.

We will always give you the honest math instead of the easy sale. Sometimes that math says fix it. Past year ten, with a dead compressor, it rarely does.

One repair is a repair. Two in the same season, on different parts of the system, is a pattern.

We see it constantly. A unit that went years without a service call suddenly needs one every few months, a capacitor here, a contactor there, a coil leak after that. Those parts are not failing at random. They are aging out together, and the calls will keep coming.

At that point you are usually paying to delay a replacement, not to prevent one.

Here's a failure that catches people off guard: a clogged condensate drain line can shut your whole system down.

Most modern systems have a safety float switch that cuts power when the drain pan fills up. It's protecting your home from water damage, which is good, but it also means your cooling stops until the clog is cleared.

We treat and clear drain lines on every maintenance visit. It's a small step that prevents a frustrating surprise.

This is a condenser coil after years of summers without a cleaning. Every bit of that buildup is heat your system can't release.

When coils clog like this, the compressor runs hotter and longer to do the same job, and heat is what kills compressors. It's a slow failure that starts quietly and ends expensively.

This is from a real Pensacola job. The good news: it's completely preventable.

Here's something most people don't realize: a lot of what looks like an AC failure is actually an electrical failure.

Worn contactors, failed capacitors, degraded wiring, loose connections generating heat. These are electrical problems inside an HVAC system, and they're exactly what Josh Rogers, PE is trained to find.
