Most of these houses were built between 1870 and 1910. Original moldings, hand-carved newel posts, marble mantels, plaster ceilings. Our job is to bring back what’s worth keeping and make the rest work for how a family actually lives now.

Week 3 | Beach House Development Update:

The weather—and plenty of water—has made progress challenging, requiring us to dewater part of the site. But we’re moving forward: the foundation is complete, the CMU wall is in, and you can officially see the blueprint of the house taking shape.

What makes a brownstone last a hundred and fifty years?

Not luck. Somebody built it right the first time, and every few decades somebody has to decide to do it right again.

These are not simple buildings. Behind a parlor floor you find hand-cut joists, three-coat plaster over wood lath, masonry that was never meant to be sealed up airtight, and a century of other people’s repairs stacked on top of each other. Most of what you’re dealing with, you don’t learn until the walls are open.

That’s the part of the work we care about. Sequencing trades so the steel lands before the millwork. Matching a molding profile that was never in any catalog. Knowing when an original stair can be saved and when it’s past saving. Getting modern mechanicals into a house built without them, without wrecking the thing that made the house worth buying.

Twenty years of it, Manhattan and Brooklyn.

Some things only get better with time. We build for that.

If this stoop looks familiar, you’ve probably seen it before—it’s the iconic exterior of Carrie Bradshaw’s apartment from S*x and the City. Located in the heart of the West Village, it’s become one of the city’s most photographed residential buildings, drawing fans from around the world who stop for the perfect photo.

As NYC brownstone renovation specialists, we can’t help but admire the craftsmanship behind these historic homes. Every original detail, from the stoop to the façade, tells a story—and preserving that character while bringing these homes into the future is what we love to do.

🏛️ NYC Landmark Spotlight: John J. Creedon House

Built in the 19th century, this historic townhouse on Washington Square North has witnessed generations of New York history. Today, it’s home to NYU administrative offices and residences, but its beautifully preserved façade remains a reminder of the city’s architectural legacy.
