Most homeowners don't read their remodeling contract closely. That's fair, especially when legal jargon is difficult to interpret.

Unfortunately, much of the language written in a contract allows a contractor to add charges mid-project. Here are a couple of clauses worth knowing before you sign anything:

"We are not responsible for any hidden or unforeseen conditions we find." This sounds reasonable. In practice, it gives the contractor an open door to charge you for any damages they find once your walls are open.

"Substantial completion." Payment is due when the contractor decides the job is done, instead of when you say it is. You lose leverage to push back on unfinished work the moment you pay.
