We're once again proud to showcase one of Vancouver Island's most stunning family homes. The Flair and Family residence is featured in the latest edition of LIV Magazine, and we couldn't be more grateful to the full project team that made it happen.

Set on a hillside in Saanich with valley views framed by Garry oaks, this home earned a Platinum Built Green Canada designation while delivering the kind of warmth and character that makes a house feel unmistakably like home. Curved rooflines, custom millwork, a sunken living room with mid-century modern influence, and resort-calibre outdoor living, all built to perform as well as they look.

For our team, this project reflects what we care most about: disciplined planning, transparent collaboration with our design partners, and craftsmanship that holds up to scrutiny over time. Founded in 2009 and recognized with more than 30 local and national awards for building excellence, we continue to approach every project with the same conviction that there's a better way to build.

Anticipatory home design means asking the uncomfortable questions long before thinking about add‑ons or upgrades.

During pre‑construction, we asked this client about future solar. They weren’t ready to commit yet, and that’s perfectly normal, but it didn’t stop us from planning for it.

By provisioning during framing, we protect the home from disruption later. That means no tearing open ceilings, no fishing wires, and no mess. Just a home that’s ready for solar when the homeowners are.

This is what “planning replaces guesswork” actually looks like. Future‑proofing isn’t expensive or disruptive the way retrofitting can be.

The parts you never see are what you live with long-term. Before we close walls, we document: framing and blocking locations, rough-ins and future provisions, waterproofing and drainage planes, insulation and air sealing, all inspections and hold-points.

These photos live in your project portal permanently. This is for future maintenance, warranty conversations, resale transparency, and your peace of mind, because invisible work deserves visible accountability.
