Hoping to have builders in by spring? Most of the work happens before anyone arrives on site.

Before the first dig, a typical extension or loft conversion needs:

1. Drawings that suit how your family lives
2. Planning permission, or confirmation that the work is permitted development
3. Structural calculations and Building Regulations approval
4. Party wall notices if the work affects a shared wall, served at least one or two months ahead

Councils aim to decide householder planning applications within eight weeks of a valid submission. If you live in a conservation area or a flat, permitted development rights may not apply.
