Almost nobody walks in with an unlimited budget, and that's completely fine. 💭

When the wishlist is longer than the number allows, here's roughly how I think it through: fix real problems first, then protect anything that's expensive to change later, then spend what's left on what you'll actually use every single day.

Doesn't mean the dream kitchen is off the table. Just means being smart about the order things happen in.

Went curbless on this one, and it's one of those choices that looks simple but takes a fair amount of planning to actually pull off right, the floor has to pitch just enough toward the drain without anybody noticing it's pitched at all. That teal glass tile running up the wall wasn't an accident either, gives the eye somewhere to land in a room that's otherwise all stone and pebble.

Doors and thresholds seem like a small thing until you're the one stepping over them every morning. This is what happens when you design past that.

Somebody sent me a competing quote once that came in at almost half what I'd priced the same job at. Same materials listed and everything, on paper anyway.

Turned out "same materials" meant something pretty different once we actually got into it. Lower number upfront, sure, but a lot less included. Cheaper fixtures. No permit pulled. Corners cut in spots you wouldn't even notice until a year or two down the road, and by then it's your problem, not theirs.

I'm not saying the lowest quote is always the wrong call. Just always ask what's NOT in there before you decide. That question tells you more than the number does.

Had a guy ask me once why I bother writing down stuff that seems obvious in the moment. Fair question, honestly.

Here's the thing though. A "yeah that sounds good" on a Tuesday afternoon doesn't mean the same thing to both of us six weeks later. Memory's a funny thing on a job site, everybody remembers a conversation a little differently once time's passed.

So it all goes in writing. Even the small stuff. Especially the small stuff, actually, since that's usually what gets forgotten first. Saves us both a headache down the road when something needs to get double-checked.

Anybody else had a handshake deal go sideways on them somewhere along the way? Curious to hear it.

Okay, unpopular opinion here: budget before design, every time. 💰

I've seen it happen more times than I can count. Somebody falls in love with a design, and then the number comes back and it's a gut punch. So now we talk money first. Doesn't sound as fun, I know. But once you know what you're actually working with, the design part gets a whole lot easier, because everything on paper is something we can really build.

This next part's not glamorous, but man, it matters. 👀

Before I ever hand you a price, I'm in there checking what's behind the walls. Is anything load-bearing? What permits are we actually going to need? Takes a few minutes, nothing exciting about it. But skip this step and that "quick fix" you wanted turns into a very expensive surprise down the road. Learned that one the hard way, more than once.
