If you are planning a house addition, attached ADU, detached ADU, or a major entire house remodeling project, the foundation inspection is one of the first and most important inspections in the whole construction process.

This is the stage where the city checks the structural base of the project before concrete is poured. Once the concrete is placed, many of the most important items are no longer visible. That is why this inspection matters so much.

At this stage, the inspector may review:

✔️ footing size and depth
✔️ reinforcing steel
✔️ hold-downs
✔️ anchor bolts
✔️ setbacks and project location
✔️ stem walls

Most bathroom remodels are not only about replacing old pipes. A lot of homeowners want a bathroom that feels better, works better, and finally looks the way they want it to.

This bathroom remodeling project on Fulton Street in San Francisco is a good example.

The condo is in a 1920 building, and the bathroom was outdated, worn out, and no longer fit the homeowner’s needs. She found us on Google maps, already had a design prepared, and was looking for a trustworthy general contractor who could take that design from paper and build it the right way in real life.

After the site visit, we scheduled the project and moved forward, even with a tight construction schedule. We always do our best to make room for our clients and keep the work moving the right way.

Once demolition started, we found what you often find in older San Francisco properties: rusty, outdated pipes that were no longer up to modern standards. For this bathroom remodel, we replaced the old plumbing lines where accessible without opening more than necessary. We also updated the electrical outlets, switches, and exhaust fan to improve the space and bring it up to a better working condition.

Scope of Work:
• Full removal of the old vanity and bathtub
• Framing of a full bathtub niche wall
• Tile installation
• Wallpaper installation
• Installation of a new vanity

Older San Francisco condos need more than cosmetic updates. When the work is done properly, the difference shows for years.
