A couple of weeks ago we handed over our latest build in Haumoana.

There were lots of cool features on this one including board and batten cladding, polished concrete, v-groove detailing, and skylights bringing light into the kitchen.

It's always a good feeling handing a new home over to its family — the moment all the decisions and detail become somewhere to actually live.

None of it happens without the right people. Thanks to our build team, led by Scott, and to our subtrades and merchants who helped bring this one together.

People sometimes assume a small team means a slower build.

In practice it's usually the opposite. Your project is built by a small, consistent crew, led by the same person from start to finish. That continuity is where a lot of the small decisions get made faster.

You might see a few extra hands on site at busier stages, but the same person is running your job the whole way through.

No re-explaining the project to someone new. No handover gaps. Just people who already know what's going on.

Most people think you need finished plans before you can talk to a builder.

It's actually the opposite. The earlier we're in the conversation, the more useful we can be.

Budget, site conditions, what's realistic for the section — these are easier to work through before anything's locked in. Once drawings are finished, changing course gets expensive.

That's why our process starts with a Preliminary Services Agreement, not a quote. We work through the shape of the project together, before pricing.

Getting involved early means we can properly understand the site before too many decisions are locked in.

Access, orientation, ground conditions and how the home will sit on the land can all influence the design, cost and build.

It’s much easier to work through those things at the beginning than try to solve them later.

One of the reasons we’ve deliberately stayed a smaller building company is pretty simple, we want to stay involved.

When someone trusts us with their home, we don’t want them to feel like they’ve been passed through a system.

Jesse is involved. Michelle is involved. Our building team is employed by us. And we know what is happening across our projects.

It means we can keep communication clear, pick things up early and give each build the attention it deserves.

For us, that’s just a better way to build.

A lot of building isn’t particularly glamorous.

It’s checking plans.
Talking through details.
Thinking a few steps ahead.
Making sure the next trade has what they need.
And dealing with the small things before they become big things.

Most of that will never make the finished-home photos but it has a lot to do with how the finished home turns out.

That’s the part of building we really enjoy.
